Although Uganda has seen significant development in its real estate sector, the majority of this expansion has been achieved through the efforts of private individuals.
The culture has been that a person acquires capital through other business ventures or employment. This capital is then channeled to real estate development by the same individual. Even though in other parts of the world, major property developments are taken on by real estate investment management firms, in Uganda, this seems like a distant dream.
There have been a few developments by foreign property developers entering the market, which are usually backed by Real Estate Investment management firms based abroad. However, the total number of both local and foreign firms participating in this industry subsector remains small. Current participants include;
1. Baros Group Limited.
Baros Group Limited is one of the few real estate investment management firms in Uganda that provide an avenue for investors to access opportunities in the real estate market. They focus on maximizing returns for their investors through acquiring and managing commercial real estate in the country.
The company serves private equity investors who wish to earn passive income from the lucrative real estate market in the country. Baros Group is a long-term strategic partner to both local and international investors. Through active portfolio management and risk mitigation measures, they protect and grow their investors’ capital.
2. Centum Investment Company.
This is a publicly owned investment company with headquarters in Nairobi, Kenya. They offer a diversified range of investments, with real estate as a big part of their portfolio. Through their real estate division, they have been able to invest in projects located in Uganda.
Centum’s mission is to create real tangible wealth by providing the channel through which investors access and build extraordinary enterprises in Africa.
3. Meera Investments Limited.
This is a privately owned real estate company managing assets on behalf of one of the wealthiest people in Uganda, Dr. Sudir Ruparelia. It has built a reputation with its innovative ideas in real estate, particularly in property development and construction throughout Kampala. They are also the biggest landlord and property developer in the country. Meera Investments Limited was established in 1994, and it has been a key player in Kampala’s changing landscape.
In Uganda, there are other players in the real estate investment management space, although the majority focus on property management as their core business. There is still a lot of room for asset managers to contribute to the growth of the real estate industry. Innovative ideas are required to steward capital towards the industry.
